Portfolio History

Since its inception in 1992, Westrust has acquired or developed 48 projects including over 4,200,000 square feet of retail space, 1,100,000 square feet of office and industrial space, and 1,241 multi family units.

Aloha Towers, Honolulu, Hawaii
This 162,600 square foot retail Lifestyle center is located on 11.6 acres in Honolulu, Hawaii.  The center is located at the Oahu Cruise Ship Terminal.  Completed in 1997, the Center is anchored by Gordon Biersch Brewery, Don Ho Island Grill, Hooters, Starbucks and Honolulu Surf Company

Beverly Connection, Los Angeles, CA
This landmark 322,000 square foot Power / Lifestyle center will undergo a significant renovation including the addition of a 100-room senior housing tower and a 76-unit luxury condominium tower. Located on 11.5 acres, this Center is adjacent to the Beverly Center, the most dominant regional mall in Los Angeles.  Major tenants include Marshall's, Old Navy, Longs Drugs, and Sport Chalet. Tenants coming soon include Circuit City, Loehmann’s, and Ross Dress For Less.

Cathedral City Marketplace, Cathedral City, CA
This 210,240 square foot retail Community center is located on 19.3 acres in Corona, California.  The center is located at Date Palm Drive.  Completed in 1994, the Center was anchored by Food 4 Less, Thrifty Drugstore, Cinemark Theaters, and 24 Hour Fitness.

Cerritos Town Center
This 179,000 square foot power center was a major redevelopment with Home Depot, LA Fitness and AMC as anchors. The LA Fitness and AMC buildings were demolished.  Westrust then negotiated a new 15-year lease, 38,000 square foot LA Fitness and completed a 24,000 square foot build–to-suit for Staples. All of this activity was completed while Home Depot and LA Fitness remained open for business. Over $4,900,000 was reinvested in improvements.

Corona Marketplace, Corona, CA
This 162,600 square foot retail Neighborhood center is located on 15.3 acres in Corona, California.  The center is located adjacent to Interstate 15 Freeway.  Completed in 1995, the Center is anchored by Ralphs, Rite-Aid, Joann Fabrics, Kragen Auto Parts, Blockbuster Video, and Tutor Time.

Creekside Plaza, Calabasas, CA
This 76,000 square foot mixed-use neighborhood center was a ground-up development on 6.76 acres.  Completed in 2002, the Center includes a 58,000 square foot Albertson/Sav-On combination store, 11,000 square feet of inline space, a 2,000 square foot Starbucks pad building and 5,000 square feet of office space.

Foothill Village, Rancho Cucamonga, CA
This 87,400 square foot retail Promotional center is located on 8.0 acres in Rancho Cucamonga, California. The center is located on Foothill Boulevard, the main boulevard in the area.  Completed in 1995, the Center is anchored by Chucky Cheese, Napa Auto Parts, and Farr Stationers.

Glendora Marketplace, Glendora, CA
This 69,600 square foot retail Promotional center is located on 6.4 acres in Rancho Cucamonga, California.  The center is located on Glendora Boulevard and the 210 Freeway.  Completed in 1992, the Center is anchored by Mann Theaters, Lazer Star and Tutor Time.

Hawthorne Exchange, Hawthorne, CA
This 66,500 square foot retail Promotional center is located on 6.1 acres in Hawthorne, California.  The center is located at the intersection of Crenshaw Boulevard and the 105 Freeway.  Completed in 2005, the Center is anchored by Magic Johnson’s 24 Hour Fitness, Starbucks, Wendys, and Westcom Credit Union.

Hemet Village, Hemet, CA
This 87,600 square foot retail Promotional center is located on 8.1 acres in Hemet, California.  The center is located on Florida Avenue, the main retail thoroughfare in the area.  Completed in 2006, the Center is anchored by Marshalls, PetSmart, Office Depot, Starbucks, Jamba Juice, Bright Now Dental, and Rubios.

Loma Linda Shopping Center, Nogales, AZ
This 210,200 square foot retail Power center is located on 19.3 acres in Nogales, Arizona. The center is the major power center serving the southern Mexico population. Completed in 1995, the Center is anchored by Wal-Mart, Safeway, Walgreen’s, and Taco Bell.

Mission Manor, Tucson, AZ 
This 46,900 square foot retail Neighborhood center is located on 4.3 acres in Tucson, Arizona.  Completed in 1989, the Center was anchored by Food City Supermarket and Checkers Auto Parts.

Nut Tree Village, Vacaville, CA
This new 325,000 square foot mixed use Power / Lifestyle / Office center on 30 acres is a recreation of the famous Nut Tree, California’s Legendary Road Stop.  Nut Tree Village will feature a 6-anchor power center with Best Buy, Sport Chalet, Borders, PETsMART and HomeGoods as tenants.  A major lifestyle village with a 2-acre central park features casual food tenants, the Nut Tree Market Square (local food and artisan tenants), and second floor office space. Construction commenced in September 2005 with a grand opening in July 2006.

Plaza Rancho Del Oro, Carlsbad, CA
This 138,249 square foot retail Community center is located on 12.7 acres in Oceanside, CA.  The center is the major retail center serving the northern portion of Oceanside.  Completed in 1991, the Center is anchored by Albertsons, Longs Drugs Stores, Hollywood Video, Downey Savings, Wells Fargo and Starbucks.

Plaza 75, Phoenix, AZ
This 132,100 square foot retail Neighborhood center is located on 13.3 acres in Phoenix, Arizona.  The center is located at the major intersection 75th Avenue and Indian School Street.  Completed in 1992, the Center was anchored by Frye’s Supermarket, and Burger King.

Porterville Town Center, Porterville, CA
This 103,440 square foot retail Neighborhood center is located on 9.5 acres in Porterville, CA.  The center is located at Highway 57.  Completed in 1993, the Center is anchored by Save-Mart Supermarket, Blockbuster Video, and Millers Outpost.

Sherwood Gardens, Salinas, CA
This 179,915 square foot retail Promotional center is located on 16.5 acres in Porterville, CA.  The center is located at Main Street and US 101 Highway.  Completed in 1985, the Center was anchored by 24 House Fitness, Joann Fabrics, and Clear Channel Radio.

Stockdale Village, Bakersfield, CA
This 182,500 square foot community center was a major redevelopment including a 131,000 square foot existing center and adjacent vacant land.  Approximately 52,000 square feet was added to the Center, and all retail facades were removed and rebuilt while tenants remained open for business.  $5,800,000 was reinvested in improvements. Major tenants include Vons, Long’s Drugs, Office Depot, Union Bank, Jack in the Box, Starbucks and Hollywood Video.

The Orchard, Lake Forest, CA
This new 275,000 square foot Power / Lifestyle town center project will be the dominant retail center in Lake Forest.  Located on 25.1 acres, The Orchard will be the dominant retail project in Lake Forest and will feature a Main Street walk street.  A Ralphs Grocery, Staples, Home Goods, PetSmart, Shoe Pavillion, Pier 1 Imports, and four major restaurants including Lucille's Smokehouse BBQ, Carino’s Italian Grill, and Corner Bakery anchor the Center. The project is 100% leased.

The Plant, San Jose, CA
This new 645,000 square foot mixed use Power / Lifestyle / Office center on 55.4 acres is the largest power center ever developed in the City of San Jose’s history.  The Plant will feature an 11-anchor power center with tenants such as Target, Home Depot, Best Buy, OfficeMax, Babies R Us, Toys R Us, and PETsMART.  A major lifestyle Town Square with a .75-acre central park features casual food tenants amongst eight buildings.  The site also includes the historic renovation off the General Electric Motor Plan Office Headquarters building. Construction commenced in October 2006 and will open in Fall of 2007.

Valley Shopping Center Victorville Town Center, Sacramento, CA
This 100,908 square foot retail Neighborhood center is located on 9.2 acres in Sacramento, CA.  The center is located at Franklin Boulevard.  Completed in 1987, the Center was anchored by Raleys Supermarket, Blockbuster Video, and McDonalds.

Victorville Town Center, Victorville, CA
This 216,700 square foot retail Promotional center is located on 19.9 acres in Victorville, CA.  The center is located at Interstate 15.  Completed in 1992, the Center was anchored by Vons, Staples, Circuit City, and Nevada Bobs.

Venetian Square, Stockton, CA
This 124,800 square foot retail Neighborhood center is located on 11.5 acres in Stockton, CA.  The center is located on March Boulevard.  Completed in 1985, the Center was anchored by Save-Mart Supermarket, Chucky Cheese, and Burger King.

Westgate Shopping Center, Woodland, CA
This 111,300 square foot retail Neighborhood center is located on 10.3 acres in Woodland, CA.  The center is located on the western boundary of Woodland.  Completed in 1985, the Center was anchored by Raleys Supermarket, Joann Fabrics, Country Waffles and Starbucks.
